The first and most important step to finding your dream home is understanding your budget. Before we start exploring properties, it’s essential to know how much you can afford. The best way to do this is by getting pre-approved for a mortgage.

Pre-approval involves working with a trusted lender who will review your income, assets, and credit history to determine how much you can borrow. This gives you a clear budget, helping you focus on homes that fit your financial comfort zone.
Beyond making your search more efficient, pre-approval also strengthens your position when it’s time to make an offer — sellers prefer buyers who are financially prepared.

START YOUR PROPERTY SEARCH

Once your budget is established, we’ll refine your wants & needs list. You'll be set up on a personalized MLS portal where you'll have access to listings that match your criteria. You’ll be able to browse at your own pace, filtering out homes that don't appeal to you and focusing on those that do.

But the search doesn’t stop there. As your realtor, I have access to exclusive and off-market properties that you won’t find on public listings. My extensive network and market insight give you access to opportunities most buyers miss out on.
To make this process as efficient and stress-free as possible, we'll clearly outline your must-haves and nice-to-haves right from the start. Whether it’s a specific neighborhood, a backyard for the kids, or that perfect kitchen, I’m here to ensure no detail gets overlooked.

In cases where I do not know an answer, I know someone who does through my network. The more informed you are, the more confident and prepared you’ll feel when it’s time to make a decision.

MAKE AND FINALIZE YOUR OFFER

MAKING AN OFFER

Once you’ve found a property you love, the next step is making an offer. I'll guide you through submitting an offer, including any contingencies or conditions that are important to you. For example, you may want a contingency to back out if you can’t secure financing or if the property doesn’t pass a home inspection.

With my network of inspectors, electricians, plumbers, HVAC, and more, I'll connect you to the right professionals to ensure the property is a good fit.

The seller will either accept, reject, or counter your offer. My job is to handle the negotiations, securing the best price and terms for you, so you can feel confident in your decision.

FINALIZING YOUR OFFER

Once your offer is accepted, you'll provide a deposit cheque. The great news? This deposit goes toward your down payment! The remaining down payment isn’t due until about one week before possession, so you have time to save and prepare.

Next, we focus on finalizing any conditions, like mortgage approval and the home inspection. Once the inspection is complete, the next step is finalizing your mortgage. This involves working with your lender to lock in the loan terms and gather all necessary documents.

Before closing, it’s crucial to review all closing documents carefully to ensure everything is in order. Don’t worry — I'll be with you every step of the way to explain the terms and make sure you’re fully informed. I'm here to help you navigate these steps with ease!
CLOSING

The final step in your home-buying journey is closing. Before this step, make sure you’ve saved 2.5% to 3% of the total purchase price for closing costs. These costs include the land transfer tax (a government tax on properties purchased in Manitoba), lawyer fees (to transfer the title to your name and ensure all documents are properly handled), and other disbursements like tax repayments, lender fees, and filing costs.

I work with trusted lawyers throughout this process and can happily recommend one to you to ensure everything goes smoothly.

Once all the paperwork is complete, the exciting moment arrives — you get the keys! While keys are usually provided by your lawyer, I sometimes assist in handing them over at the lawyers request. Just remember: don’t enter the home before your scheduled possession day and time! I'll be there to guide you through this final step and make sure your move-in is seamless.
